Everyone is always interested in one important question, both buyers and sellers – what expenses will you incur before you start looking for a property to buy, as well as if you are selling it.

Customer:

  • about 200 levs for property appraisal, but this is if you buy on credit and the creditor bank (mortgage) is involved.
  • from 10 to 30 BGN this is a certificate of the absence of encumbrances and “cleanliness” of real estate. This document is not provided by the seller. If you use a loan, the bank will oblige you to provide it, with a description of the history of the property over the past 10 years. If you use the services of a broker, this must be included in the service.
  • the cost of transferring property: 1). from 3.3% to 5% of the cost – this is the local purchase tax (this tax may differ in different localities); 2). from 1% to 1.5% (on average) – these are notary fees. Much depends on whether you use Bakovskiy credit. In case there is a mortgage for the purchase, these costs are in the upper range. These fees depend on the value of the property and the notary you choose.

If you are using the services of a real estate agent, you should expect:
from 3% to 10% excluding VAT, commission. In some cases, brokers work without commission, but this is for specific offers. In most cases, if you hire them specifically for you, it will cost you about 3% of the value of your chosen property. With the right broker, you can save a lot of time and effort.

If you are using the services of a lawyer, costs may vary depending on their fees. Here prices start from about 70 BGN per hour for a consultation and, depending on the deal, preparation of contracts, etc. can reach 1500 leva (this is the maximum, but it can always be more or less). In many cases, hiring a lawyer for a real estate transaction is pointless. If you use the services of a broker, legal advice should be included in the cost of the service. Also, if you buy a property with a mortgage, the bank’s legal department will check everything.

Salesman:

  • if you use the services of an agent, you must provide from 3% to 10% excluding VAT from the sales price (large agencies on the South Coast work exclusively with 10%, since a lower interest rate is not profitable for them).
  • from 50 to 150 levs for documents. The price depends on whether you will order documents quickly or with regular orders. Of course, there may be additional costs depending on the nature of the transaction, sometimes even documents can go up to 400-500 BGN. But in the most general case, everything looks like this:
